ProFood Properties is an institutional owner and developer of food production and cold-chain real estate with more than 500 sites gloablly. Headquartered in Los Angeles and supported by regional teams across major U.S. markets, we acquire, develop, and operate facilities that support the full food lifecycle from processing and production through cold storage and logistics before products reach the last mile.

Our platform grew out of hands-on operational experience within the broader City Storage Systems corporation, including developing our own CloudKitchens branded facilities. That expertise evolved into a national platform focused on single-tenant production and logistics facilities built for throughput, efficiency, and long-term operating performance.

Our Story


Building highly specialized, building systems intensive food production environments required us to rethink how industrial space is designed and delivered.

Today we partner with national processors, cold-chain operators, logistics providers, and scaling regional groups that want to deploy capital into operations rather than real estate. Our in-house architecture, engineering, and development teams work directly with tenants to translate production workflows and equipment needs into facilities designed to perform from day one.

Most industrial developers deliver buildings. We deliver operating infrastructure for the food supply chain.
